Good news for those considering home renovations and also renewing their flooring. The Flooring Bonus has been extended until 2024, and even until 2025 for work on condominium spaces. Let’s delve into the topic, immediately clarifying a very important point: the Flooring Bonus is not an actual bonus designated by this name by the Revenue Agency. Deductions for the supply and installation of parquet or tiles can be claimed through three different types of IRPEF incentives:
- The Superbonus 110% (90% starting from 2023)
- The Ecobonus 65%
- The Renovation Bonus 50%
Let’s take a closer look at what these bonuses entail and how to access them.
Renewing Flooring with the Superbonus 110% (90%)
From 2023, the Superbonus 110% has been reduced to 90%. In 2024, it will decrease to 70%. Despite the reduction, it remains a significant benefit. It allows for a 90% deduction of the costs for flooring renovation when insulating structures towards unheated environments or replacing a generator with the installation of underfloor heating. It is important to note that to obtain the incentive, a leading intervention must be carried out and an improvement of two energy performance classes of the building must be certified.
Renovating Floors with the Ecobonus 65%
Thanks to the Ecobonus, it is possible to deduct 65% of the expenses for purchasing materials and installing flooring. To access the incentive, the floor must be renovated as part of an intervention on the building’s envelope, such as creating an external coat or internal insulation. The flooring renovation can be included in the Ecobonus 65% by also insulating horizontal surfaces in contact with external or unheated environments. The deduction is based on a maximum limit of €60,000. The Ecobonus 65% also includes construction work related to the installation of underfloor radiant heating systems. Among these, we can include the demolition of the floor and the installation of new flooring. The maximum deduction for this intervention is €30,000. The Ecobonus will be valid until December 31, 2024.
Renovation Bonus 2023: 50% Tax Deductions for Flooring
The renovation of flooring falls under ordinary maintenance work. This intervention is included in the Renovation Bonus 50%, but with some specifics. Those renovating parts of a condominium building can access the 50% deduction by renewing the flooring of entrance halls, common terraces, stairs, and roof terraces. The same cannot be said for those renovating individual residential units of exclusive ownership. In this case, the renewal of the flooring can be deducted when carried out as part of extraordinary maintenance interventions such as replacing the boiler, demolishing a partition wall, renovating the bathroom plumbing system, creating new partition walls, and relocating sanitary facilities.
The maximum spending limit is €96,000, to be deducted at 50%. This means that up to €48,000 can be deducted from taxes, divided into equal installments over the 10 years following the intervention.
