Which Renovation Works are Tax-Deductible?
From January 1, 2021, until December 31, 2024, thanks to the 50% Renovation Bonus, it will be possible to deduct expenses for the following apartment renovation interventions:
- Energy requalification
- Recovery or restoration of building facades
- Installation of charging stations for electric vehicles
- Installation of photovoltaic systems
- Recovery of building heritage, creating pertinent garages or parking spaces,
Furthermore, the 2020 Relaunch Decree introduced the possibility of transferring deductions that give the right to the 110% superbonus, extending this possibility also to building renovation works that do not fall within the 110% deduction. This allows obtaining a discount on the invoice directly from the supplier, or receiving a refund of the expense from banks or financial institutions. The 2022 budget law extended the invoice discount and credit transfer for all home renovation bonuses, extending these important benefits until December 31, 2025.
What is the VAT Rate Applied to Renovations?
Currently, for building renovation, restoration, and conservative renovation interventions, a reduced VAT rate of 10% is applied.
The reduced VAT applies to the supply of finished goods necessary for the intervention, regardless of whether these are purchased directly by the client or not. The building’s destination does not necessarily have to be residential. Regarding ordinary maintenance interventions (interventions for repair, renewal, and replacement of building finishes) and extraordinary maintenance (interventions to renew and replace structural parts of buildings, or to integrate sanitary services), the 10% reduced VAT applies only if the work is carried out on buildings intended for residential use.
The 10% VAT is applicable to the expense related to the supply of finished goods, raw materials, and semi-finished products only if they are provided by the company carrying out the work and are not included in the ‘significant goods’. This expression refers to goods of significant value, i.e., whose cost exceeds the value of the labor used to install them. In the case of significant goods, the 10% rate applies only to the amount corresponding to the value of the labor.
The significant goods to which the 10% reduced VAT applies are those listed in the decree of December 29, 1999, namely:
- elevators and freight elevators
- external and internal doors and windows
- video intercoms
- boilers
- bathroom fixtures and fittings
- air conditioning and air recycling equipment
- security system.
However, there are cases where caution is needed and distinctions must be made. For the installation of
- shutters or similar shading systems
- security grilles or gratings
- mosquito nets
10% or 22% VAT is applied depending on whether these goods are functionally autonomous or not with respect to the windows. For this reason, they are considered as significant goods together with the windows only if they are structurally integrated with them.

Not all renovations are eligible for tax benefits. When renovating individual property units, the renovation works that fall under tax benefits are those of:

These interventions must be carried out on residential properties of any cadastral category, including rural ones and their appurtenances.

How much is the reduced VAT for renovation work? In which cases can it be applied?
For renovation works, it is possible to benefit from a reduced VAT rate of 10%. This benefit applies to the services provided by the company carrying out the work and to the transfer of goods, if transferred within the scope of the contract.
The reduced 10% VAT cannot be applied to materials and goods supplied by a subject different from the one carrying out the work, nor to those purchased directly by the client. It also does not apply to professional services and service provisions rendered in execution of subcontracts to the company carrying out the work.

Opening a SCIA (Certified Notification of Start of Activity) for house renovation has a cost ranging between €5,000 and €1,000. The cost of opening this procedure varies depending on the work to be undertaken. The municipal secretarial fees vary depending on the location where you decide to undertake the procedure, generally having an average cost of about €250.
What is Meant by the 50% Renovation Bonus?
The Renovation Bonus is a 50% tax deduction on IRPEF intended for all those who carry out ordinary and extraordinary maintenance work, building renovation, restoration, and conservative renovation on individual property units or condominium buildings.
The 50% deduction is applicable to all expenses incurred up to a maximum ceiling of €96,000 for each renovated property unit, or for each condominium. The amount to be deducted will be divided into 10 annual installments of the same amount.
The 50% Renovation Bonus can be requested at the time of tax declaration, documenting all expenses incurred through traceable bank transfer, invoices, and tax receipts.
